Equity based loan is a short term loan (12 months or less) that is used until a person or company secures permanent financing or removes an existing obligation. This type of financing allows the user to meet current obligations by providing immediate cash flow. On these types of loans, we lend money from in house sources as well as our network of private investors (third party provider). Typical loan candidates are buyers with a minimum of 30% down payment (Purchase) or property owners with a minimum of 35% equity (Refinance) in real property who can not secure institutional financing due to credit problems, property does not fit the guidelines, or timing requirements. We are equity lenders so we generally look for 30% or more in equity, 1st position loans covering one or more properties in well populated areas. Most often we can fund our loans in 14 days or less.
